Seasonal Gate Maintenance Checklist for Hamilton & Golden Horseshoe Homeowners

Gates in our area work hard, and the climate is unusually tough on them. In a single year a local gate swings through humid harbour summers, high Escarpment winds, freeze-thaw cycles that seize moving parts, and a winter's worth of road salt that quietly corrodes steel and wiring. A little seasonal attention prevents most of the failures we get called out for — and it's far cheaper than an emergency repair. Here's what to do each season for both manual and automatic gates.

Fall — Winterize Before the First Freeze

• Lubricate hinges, rollers, and moving parts with a cold-rated lubricant (standard grease thickens and seizes in the cold).
• Clear leaves and debris from tracks and around posts so water can drain, not pool and freeze.
• Test and, if needed, replace backup and solar batteries before the cold kills a weak one.
• Touch up any chips in paint or coating so bare metal isn't exposed all winter.
• Confirm the manual release works, in case you need it during an outage.

Winter — Fight Salt, Snow & Ice

• Keep salt and slush off the gate and hardware; rinse after heavy exposure when you can.
• Clear snow and ice from sliding-gate tracks and away from photo-eye sensors.
• Don't force a frozen gate — thaw and free it rather than straining the operator.
• Watch for sluggish operation, a sign the opener is struggling in the cold.

Spring — Inspect for Winter Damage

• Check for post heaving or leaning from the freeze-thaw cycle and clay-soil movement.
• Look for new rust, cracked welds, and loosened fasteners.
• Re-check gate alignment and latching — winter often knocks gates out of square.
• Test automatic safety features: does the gate reverse on obstruction as it should?

Summer — Tune-Up & Automation Health Check

• Re-lubricate and tighten hardware.
• Inspect rollers, hinges, and tracks for wear.
• Test keypads, intercoms, remotes, and sensors.
• Clean and check solar panels on solar-powered operators.

When to Call a Professional

Book a professional tune-up if you notice seized parts, electrical faults, safety features that don't reverse properly, heaved posts, or structural rust. An annual service visit catches wear before it becomes a breakdown.
